Auction Report 22 November 2021

Our 22 November portfolio started another week of high auction activity, with the majority of the properties attracting very competitive bidding.

With Level 3 Lockdown still in place, our real estate activity has continued using the Online virtual platform to conduct auctions, giving our vendor clients the opportunity to sell with a totally unconditional sale agreement.

Despite the continuation of the lockdown restrictions real estate activity, as indicated above, has continued with an obvious confidence which has been amply demonstrated with multi bidding competition for the properties that have been offered For Sale through our Auction Programmes.  The sale success has been a tribute to the quality of our clients’ properties and also the demand to live within our Eastern Beaches area.

Highlights from 22 November

2 Copperfield Terrace, Mellons Bay commenced a busy day and was able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date. This family home was bound to attract serious buyer interest due to its corner section site, two level floor plan that offers family living at both levels, an excellent presentation indoors with the crowning asset of this property being an inground pool and outdoor living enclosed in the most private landscaping. From its pre-auction offer at $2,680,00 and after 73 very competitive bids it eventually finalised a sale “under the hammer “ at $3,100,000.

109B Wellington Street, Howick offered buyers a very appealing three-bedroom townhouse with an indoor / outdoor flow to an attractive private courtyard. The buyer value of living within Howick Village added to the buyer interest which resulted in 42 bids to finalise the sale “under the hammer “at $1,526,000.

2 Roseborough Place, Flat Bush offered buyers a corner section site at the corner of Jerpoint Drive, distinctive brick cladding covered the two level five-bedroom home. After some 26 competitive bids it sold “under hammer “at $1,778,000.

22 Eastridge Court, Northpark offered buyers a one level three-bedroom family home that included appealing outdoor living around a lengthy heated pool. It too sold “under the hammer “at a pleasing $1,923,000 after 46 very competitive bids.

20 Skelligs Drive, Flat Bush offered buyers a distinctive exterior design and a very spacious indoor floor plan of five bedrooms, careful décor touches and huge garage storage plus inviting outdoor landscaping. It sold “under the hammer “at $1.660,000.

1 Old Park Road, Takanini offered buyers a small cul de sac address with its boundary backing on to the Takanini school grounds. It radiated street appeal with its lengthy profile across the section. The one level floor plan provides combined living with four bedrooms. After some 46 very competitive bids sold “under the hammer “at $1,110,000.

1/15 Imogene Way, Half Moon Bay offered buyers an easier care unit located in a neighbourhood that accesses the Half Moon Bay Marina shopping and services plus the increasingly important ferry services. It also sold “under the hammer “at $920,000.

1/22 Sutton Crescent, Papakura offered buyers an easy-care brick and tile unit at a price range that would suit a variety of buyers.  After 12 competitive bids, this delightful home “sold under the hammer” at $759,000. Post auction negotiations have seen a sale completed for 191 Burswood Drive, Burswood and 15 Adams Road, Manurewa.

23 November 2021

77 Haseler Crescent, Mellons Bay was able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date. This four-bedroom home attracted buying interest from those seeking a school zone address and Macleans schooling certainly confirms continued family interest. From its pre-auction offer at $2,300,000 and some 41 further bids it sold “under the hammer “at $2,417,000.

24 November 2021

1/515 Pakuranga Road, Highland Park offered buyers an excellent contemporary presented unit so close to the shopping and servicers around Highland Park. Combined living with two bedrooms formed the efficient floor plan space. It sold “under the hammer” after some 34 competitive bids at $995,000.

16 Janet Street, Sunnyhills was able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date. Waiting further time was never going to be an option for those seeking an impressive contemporary presentation, landscaped outdoor living around a pool, all within a highly sought-after school zone neighbourhood. These home living attributes were confirmed with strong bidding and a sale “under the hammer “after 24 bids at $2,755,000.

25 November 2021

10 Falstaff Place, Half Moon Bay offered buyers an opportunity to join a highly sought-after neighbourhood street that is close to waterfront. 43-year ownership perhaps spells out the reputation of this neighbourhood and the attributes of this family sized four-bedroom home. After 30 competitive bids it sold into new ownership at $2,460,000.

1/16 Castleton Drive, Mellons Bay was able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date. Buyer attraction to this home was understandable as it offers easier care unit convenience located in a sought-after neighbourhood within close proximity to Howick Village. A smart presentation added to the appeal of the home. From its preauction offer at $1,030,000 and with some 69 very competitive further bids, it eventually sold “under the hammer “at $1,206,000.

31  Brownhill Road, Whitford was also able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date, and, finished a very positive day of activity.

7871m2 of elevated land offered buying interest the opportunity to build a country home environment to their requirements. The land size offers plenty of scope for innovative design to match the surrounding individually designed residences of this close to Whitford Golf Course and Whitford Village neighbourhood. From its preauction offer of $1,650,000 and with 19 further bids it sold “under the hammer “at $1,810,000.

So, despite the continued interruptions of Lockdown, extremely pleasing, positive , competitive bidding, for these  properties sold under the hammer , but also, it needs to be acknowledged that the sales provided buyers with an opportunity to buy quality real estate assets knowing that while having to competitively bid/ buy to be the “winner” they were bidding/buying property that was also the first choice for a number of other buyers.

It has been quite apparent that both vendors and buyers have made transaction decisions to best suit their current requirements, not needing more time to secure their future, after all, life does not wait for any of us, and we should note that there are now only two and a half weeks left to complete a real estate transaction prior to the Christmas/ New Year break.

The excellent prices achieved confirmed our ability to maximise price for our vendors, however, to achieve such results, buyer interest, working with our mortgage broker partners, bidding registrations and actual competitive bidding are the components to achieving great results.

This was all completed despite all the challenges of our continued Level 3 Lockdown.
