Auction Report 21 June 2021

There was a very positive response to our 22nd Auction Portfolio for 2021 with very active bidding resulting in sales “under the hammer “for this more limited auction portfolio.

The buyer response continues to demonstrate confidence particularly in the quality properties we market within our Eastern Beaches area.

Again, it was our pleasure to welcome a pleasing attendance to the Headsail room of the Bucklands Beach Yacht Club, the home of Ray White Auctions. Those attending included people who had registered bidding interest, those who had expressed conditional buying interest and obviously those who came along to see what is selling and for what price to give an idea of what is happening very currently in the real estate market.

The portfolio included not only quality properties across our residential areas of Bucklands Beach, Howick, Northpark, Burswood but also properties outside of our Eastern Beaches area, a character bungalow in One Tree Hill and a new build in Manurewa.

As highlighted in my recent reports, it was so pleasing to see vendors achieving sale results that allowed them to move on to enjoy their current requirements and buyers delighted to have the opportunity to buy quality properties. People taking a positive attitude, not waiting for life to pass them by or waiting to wait.

As also noted in previous weeks reports placing properties “on the market “to sell “under the hammer” was the key factor in vendors being rewarded with further bidding and achieving the pleasing final prices.

Highlights throughout the evening:

43 Fernbrook Close, Burswood offered buyers an easier care duplex home that provided a one level floor plan of two bedrooms and living that opened out to a garden setting.

After some 23 competitive bids it sold “under the hammer “at $1,055,000.

59 Namata Road, One Tree Hill offered plenty of character features and a floor plan with utilisation options plus very attractive outdoor centred on a sizeable cabana and landscaping that ensured prized privacy. After a very positive start and some 8 further competitive bids it also sold “under the hammer “at $2,000,000.

12 Sturdee Road, Manurewa offered buyers a near new home whose two-level floor plan provided 5 bedroom accommodation. It sold “under the hammer “after 6 bids and auction negotiation at $1,050,000.

8E Edgar Place, Howick offered buyers a contemporary brand-new townhouse. A sale was negotiated post auction and flowed sales for other townhouses within this complex development.

202 Clovelly Road, Bucklands Beach also sold post auction after continued multi offer negotiations and a sale for our vendors after 40-year ownership.

We continue to work with buyer interest for the remaining property to secure a sale that is satisfactory to our vendors.

So, after three weeks of marketing, extremely pleasing, positive, competitive bidding, for the seven properties sold under the hammer, but also, it needs to be acknowledged that the sales provided buyers with an opportunity to buy quality real estate assets knowing that while having to competitively bid/ buy to be the “winner” they were bidding/buying property that was also the first choice for a number of other buyers.

The excellent prices achieved confirmed our ability to maximise price for our vendors, however, to achieve such results, buyer interest, working with our mortgage broker partners , bidding registrations  and actual competitive bidding are the components to achieving great results.

59 Sovereign Street, Regis Park was brought forward from its 12 July designated auction date due to an unconditional offer that was presented to our vendors and accepted subject the property being submitted to auction at the earlier auction date. This is an impressive home surrounded by 1163m2 bordering a planning feature of Regis Park, one of its natural reserve areas. Regis Park has set environmental and residential standards which makes it a distinctive residential area. Number 59 reflected these attributes with indoor floor plan space and outdoor living privacy. It sold “under the hammer “after the preauction offer at $2,550,000 and some further 13 competitive bids at $2,750,000.

17 Michael Richard Place, East Tamaki offered buyers a very stylish brand-new home with a floor plan that provides 5 bedrooms, 4 bathrooms, quality kitchen and bathroom fittings/ fixtures/ appliances. The elevated 630m2 section ensures views towards the inner city, Rangitoto and the Manukau Harbour. It sold “under the hammer “after some 20 bids at $3,651,000.

15A Ruawai Road, Mt Wellington was brought forward from its 28 June designated auction date due to an unconditional offer that was presented to our vendors and accepted subject the property being submitted to auction at the earlier auction date. The interest in this 4 bedroom home surrounded by an easier care sized section reflected the demand for contemporary convenience and the increasing attention to properties within this Mt Wellington area that has seen such positive growth due to particularly the increasing services around and Sylvia Park and also the increasing shopping and service development along Lunn Avenue. It sold “under the hammer “after the preauction offer at $1,100,000 and after a very rapid and determined response from 3 registered bidders and 23 competitive bids it sold at $1,334,000.

3A San Luis Place, Golflands offered buyers entry into a smaller cul de sac neighbourhood and to a home where its two-level floor plan offered views over one of the reserve areas that permeate through Golflands. It sold “under the hammer “at $1,080,000.
