Another week with no shortage of activity. On 1 November, nine properties were offered with 100% clearance “under the hammer “. Then on 3 November three properties were offered with 100% clearance “under the hammer “and finally on 4 November one property was offered and again sold “under the hammer “again with 100% clearance.
Our portfolio for the week beginning 1 November included a variety of property and locations: Pakuranga, Bucklands Beach, Farm Cove, Howick, Dannemora, Botany Downs, Mellons Bay & further afield Pokeno.
With Level 3 Lockdown still in place, our real estate activity has continued using the Online virtual platform to conduct auctions, giving our vendor clients the opportunity to sell with a totally unconditional sale agreement.
Despite the continuation of the lockdown restrictions real estate activity, as indicated above, has continued with an obvious confidence which has been amply demonstrated with multi bidding competition for the properties that have been offered For Sale through our Auction Programmes. The sale success has been a tribute to the quality of our clients’ properties and also the demand to live within our Eastern Beaches area.
14 Magilligan Close, Dannemora offered buyers a three bedroom, well presented, brick and tile one level floor plan home. The demand for attributes of this home and neighbourhood location was quite clearly demonstrated by the highly competitive 54 bids to finalise the “under the hammer “sale at $1,750,000.
22A Browns Avenue, Pakuranga is found in a popular cul de sac neighbourhood and offered buyers a home of individual exterior and interior design elements, with a floor plan of four bedrooms and living room spacing at both of its two levels. It sold “under the hammer “after competitive bidding at $1,460,000.
7 Pooley Street, Pakuranga attracted buyers to its more traditional x Fletcher Residential Fyfe brick and tile construction, three bedrooms, a smart up to date presentation and outdoor living around pool was rewarded with 16 competitive bids to reach the “under hammer “selling price of $1,810,000.
10 Opal Avenue, Pakuranga offered buyers a three-bedroom home with a bonus large rumpus room at its lower level, surrounded by a 615m2 section. The up-to-date presentation was rewarded with 20 competitive bids to finalise the “under the hammer “sale at $1,500,000.
10 Mangos Place, Pakuranga offered buyers the reassurance of a 1960’s traditional weatherboard clad, three bedroom home. Again, the presentation was particularly pleasing with 11 bids reaching the “under the hammer “sale price at $1,030,000.
2/13 Pine Terrace, Howick is an attractive individually designed cedar clad home, located in a popular close the Howick Village cul de sac. With a floor plan of three bedrooms and a large decking area with outdoor living, this property attracted 19 competitive bids to sell “under the hammer “at $1,221,000.
2/38 Bramley Drive, Farm Cove offered buyers the opportunity to join a highly sought-after school zone neighbourhood. This is another property that benefitted from its presentation through out the three bedrooms, indoor and outdoor living, after spirited bidding of 26 bids it sold “under the hammer “at $1,312,000.
1/9 Takutai Avenue, Bucklands Beach offered a rare opportunity to buy an apartment styled home located in a very highly sought-after neighbourhood address. The spacious combined living and generous size of the master bedroom, plus, the views were recognised by bidders with 27 competitive bids resulting in a sale “under the hammer “at $1,530,000.
124 Hill Park Drive, Pokeno is reflective of the new modern housing that has developed so quickly around Pokeno at the Auckland metropolitan border. A brick and tile one level floor plan of three bedrooms and two bathrooms offered buyers value buying compared to many other Auckland destinations and with bidders recognising value 19 competitive bids resulted in a sale “under the hammer “at $1,050,000 and finished a very active successful day for both vendors and buyers.
69B Gibraltar Street, Howick was able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date. This home found immediate favour due to its easier care sized corner section site that is within easy reach of both close shopping and services but also the heart of Howick Picton Street variety of shopping and services. The efficient one level floor adds to the convenience factors that this home enjoys. From its preauction offer of $1,280,00 and some 11 further bids it sold “under the hammer “at $1,300,000.
93A Mellons Bay Road, Mellons Bay was also able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date. This three bedroom home radiates a lot of appeal with the big picture windows of the living rooms absorbing water and Rangitoto views. After a pleasing preauction offer further determined bidding finalised the “under the hammer “ at $ 1,635,000.
22 Priestly Drive, Bucklands Beach demonstrated the importance families place on a highly sought-after school zone neighbourhood and a very well presented home surrounded by a 617m2 section.
Up to date kitchen and bathroom fittings and fixtures, an indoor/ outdoor flow to covered decking and then to the outdoor living around the pool, are highlights that new ownership will enjoy. Determined bidding of some 36 bids resulted in finally selling the home “under the hammer “at $2,400,000.
9A Coubray Place, Botany Downs was also able to confirm an auction date due to an unconditional offer that was presented to our vendor and accepted subject to the property being submitted to auction at the confirmed date. This is another home that benefits from a smart exterior appearance and a well presented, practical floor plan. Close proximity to schooling recreation reserves and an easy choice of shopping venues was always destined to attract positive buyer interest. From the positive preauction offer of $1,100,000 and with determined competition through 88 bids, it finally passed to new ownership selling “under the hammer “at $1,223,000.
So, despite the continued interruptions of Lockdown, extremely pleasing, positive, competitive bidding, for these properties sold under the hammer, but also, it needs to be acknowledged that the sales provided buyers with an opportunity to buy quality real estate assets knowing that while having to competitively bid/ buy to be the “winner” they were bidding/buying property that was also the first choice for a number of other buyers.
It has been quite apparent that both vendors and buyers have made transaction decisions to best suit their current requirements, not needing more time to secure their future, after all, life does not wait for any of us.
The excellent prices achieved confirmed our ability to maximise price for our vendors, however, to achieve such results, buyer interest, working with our mortgage broker partners, bidding registrations and actual competitive bidding are the components to achieving great results.
This was all completed despite all the challenges of our Level 3 Lockdown.
